How to Evaluate an Off-Market Deal in Florida: A 7-Point Check Before You Offer

Speed Is the Advantage and the Risk

The reason off-market deals work is that there’s no bidding war and no thirty-day listing cycle. The reason they burn people is the same: you’re often asked to decide in days, sometimes hours, with less information than an MLS listing would give you.

Experienced investors handle that tension with a fixed checklist. Not more analysis — the same analysis, every time, fast. Here’s a seven-point version you can run in an afternoon.

The 7-Point Evaluation Checklist

1. Confirm the Numbers Before the Narrative

Every deal comes with a story. Motivated seller, needs a quick close, comparable down the street sold for far more. Set the story aside and establish three numbers independently:

  • What similar properties have actually sold for recently.
  • What it will genuinely cost to bring this one to that condition.
  • What it will cost you to hold it while you do.

If those three numbers don’t leave room for your target margin, the story doesn’t matter.

2. Pull Your Own Comps — Recent, Close, and Similar

Comparables the seller provides are selected to support a price. Pull your own, and be strict:

  • Focus strictly on properties sold in the last few months.
  • Ensure they are genuinely comparable in size and condition.
  • Keep location as close as possible — in South Florida, values shift within blocks, so different neighborhoods or school boundaries invalidate comps.
  • Look at sold prices, not asking prices. Asking prices reflect seller hope, not market reality.

3. Price the Repairs With a Contractor, Not an Estimate in Your Head

This is where most first-time investors lose their margin. A walkthrough estimate consistently comes in low because the expensive items hide:

  • Roof condition and remaining life.
  • Electrical panels and wiring.
  • Plumbing stacks (e.g., cast iron issues).
  • HVAC age and capacity.
  • Structural concerns and open/unpermitted work.

Get a real scope and a firm quote from someone doing the actual work, then add a 10% to 20% contingency buffer.

4. Check Title and Liens Early

Off-market properties frequently carry hidden encumbrances:

  • Unpaid property taxes or municipal code enforcement liens.
  • Open or expired permits from past owners.
  • HOA/condo violations and back dues.
  • Probate, heirship, or estate complications.

Open title work immediately — discover problems before your earnest money deposit goes hard.

5. Look Up the Property’s Regulatory Reality

In Florida, regulatory due diligence is non-negotiable:

  • Flood zones & insurance: Verify flood zone status and get realistic quotes for wind and hazard insurance based on roof age and construction type.
  • Permit history: Run a municipal search for past open work or unpermitted additions.
  • Association documents: If bound by an HOA/COA, examine the financial reserves, upcoming special assessments, and leasing restrictions.

6. Define Your Exit Before You Enter

Decide your primary strategy beforehand and underwrite strictly for it:

  • If it’s a flip: Calculate realistic repair time, market absorption, and all carrying costs over that timeframe.
  • If it’s a rental: Verify current real-world market rent (not online estimates) and ensure positive cash flow after factoring debt service, taxes, insurance, HOA, reserves, and maintenance.
  • Remember: A deal that pencils as a flip may fail as a rental, and vice versa.

7. Know Your Walk-Away Number and Honor It

  • Write down your maximum allowable offer (MAO) before you negotiate.
  • Treat that number as absolute.
  • Avoid the sunk-cost fallacy — do not negotiate against yourself just because you spent time analyzing the property.

The value of a checklist isn’t that it catches everything. It’s that it keeps you from skipping the unglamorous items when a deal feels exciting — and excitement is exactly when investors skip them.
